The platform enables property sellers, agents, and dealers to list properties, and enables buyers and investors to discover and contact sellers.

We are a platform provider. We are not a real estate broker, agent, or intermediary, and we do not represent any buyer or seller in any transaction. All transactions and negotiations happen directly between buyers and sellers.

3. User Accounts

3.1  Registration

To post listings or interact with the platform beyond basic browsing, you must register for an account. You agree to:

• Provide accurate, complete, and current information during registration
• Maintain and update your information to keep it accurate
• Keep your password confidential and not share it with others
• Notify us immediately at contact@propertydealerz.com if you suspect unauthorised access to your account
• Accept responsibility for all activity that occurs under your account

3.2  Account Eligibility

You must be at least 18 years of age to create an account. By registering, you represent and warrant that you are 18 or older and legally capable of entering into a binding agreement.

3.3  Account Termination

We reserve the right to suspend or terminate your account at our sole discretion if we believe you have violated these Terms, engaged in fraudulent activity, or misused the platform in any way.

4. Property Listings

4.1  Listing Rules

If you post a property listing on our platform, you agree that:

• All information in the listing is accurate, truthful, and not misleading
• You are the property owner or are authorised by the owner to list the property
• The property exists and is genuinely available for sale or rent as described
• You will update or remove the listing once the property is sold, rented, or no longer available
• You will not post duplicate listings for the same property
• Pricing and property details reflect genuine market-rate transactions

4.2  Prohibited Listings

You may not post listings that:

• Contain false, fraudulent, or misleading information
• Advertise properties without clear ownership rights or proper authority
• Include discriminatory language based on religion, caste, gender, or any protected characteristic
• Violate any applicable Indian laws, including RERA (Real Estate Regulation and Development Act, 2016)
• Promote illegal properties or transactions
• Include phone numbers or contact details embedded in images to evade our systems

4.3  RERA Compliance

Where applicable, sellers and agents are responsible for ensuring their listings comply with the Real Estate (Regulation and Development) Act, 2016 (RERA). Properties that require RERA registration must include a valid RERA registration number in the listing.

We are not liable for any listing that fails to comply with RERA or other regulatory requirements. Compliance is the sole responsibility of the listing owner.

4.4  Our Right to Remove Listings

We reserve the right to remove, edit, or reject any listing at our sole discretion, without notice, if we determine it violates these Terms, applicable law, or our community standards.

5. User Conduct

By using our website, you agree not to:

• Post, transmit, or share any content that is false, defamatory, abusive, threatening, or offensive
• Impersonate any person, company, or real estate agent
• Use automated tools, bots, scrapers, or data harvesting software on our website
• Attempt to gain unauthorised access to our systems or other users’ accounts
• Spam other users with unsolicited messages or marketing communications
• Circumvent, disable, or interfere with our website’s security features
• Use our platform for any unlawful purpose

6.3  No Financial or Legal Advice

7. Limitation of Liability

Our total aggregate liability to you for any claim arising from use of our platform shall not exceed INR 10,000 (Indian Rupees Ten Thousand), regardless of the nature of the claim.
